A change in homes is often associated with a change in lifestyle. For example, you may be looking at moving on from a character home on a quarter-acre paradise in the suburbs to a low-maintenance inner-city apartment, while city dwellers might be dreaming of a lifestyle block in the countryside.
Whatever the change and the new horizons you may have in mind it’s important to be prepared and to make well-informed decisions as part of your move.
If it’s the ‘development potential’ of a property which is your main reason for buying it, check to see what you can and can’t actually develop before you make a purchase. Councils and building regulations are increasingly limiting. So, if appropriate, ensure you check the sub-division rules, how high you can build, how much and what part of your section can be built on and whether the activities you plan to do on the site, such as operating a home-based business, are permitted.
You should also find out how your new neighbourhood might change in the future. New buildings, businesses, roads and a myriad of other developments may be in the pipeline. So check with local authorities to see what’s on the plans for your area. Don’t assume a quiet, underdeveloped area will stay that way forever.
If your motivation is to get a particular view, it’s important to ensure you won’t be built out, or that your vista won’t disappear as recently planted trees keep growing. If there’s the potential for the latter to occur, ask the local council about their plans for managing these plantings.
If livestock is going to be part of your property move and you’re new to farm animals, seek some expert advice on what is going to be involved because there’s more to it than most ‘townies’ realise.
If in doubt your Harcourts professional can advise you on the range of issues that may be associated with your change in property type to ensure you avoid any pitfalls and make the most of your new property.
I am here to help. Below is a testimonial from one of the families I worked with in terms of buying and selling :
" In the last six months I have been fortunate to work with Vinay both as a buyer and a seller of property in Mt Victoria. As I buyer I was impressed by Vinay’s encyclopaedic knowledge of this niche in the market and by the very professional way he guided the process that allowed me to submit a winning tender. He was very active in keeping me informed of the progress of the sale which allowed me to have full confidence in the decisions I was making.
Three months later I was ready to engage Vinay as a vendor. Again his expert knowledge of the market gave me confidence in the marketing plan he proposed and in the preparations he suggested, such as providing both LIM and Builders Reports, to deliver a satisfactory sale. Right through the marketing process I was well informed of progress so that there were no surprises…except for the amazing sale price that was delivered by the top tender on closing day.
Throughout both buying and selling processes I found Vinay’s service to be exceptional and would have no hesitation recommending him to others. Throughout the whole campaign, Vinay’s communication was excellent as was his feedback. Vinay happily accommodated potential buyers and nothing was ever too much trouble for him. He was always immaculately presented and extremely polite. Vinay’s integrity and professionalism were apparent from our first meeting and I am confident I chose the ideal sales consultant both to buy property with confidence and to sell my property knowing that the best possible price would be achieved.
